    Yes, standard application and move-in fees apply. The security deposit typically ranges from $150 to $300, depending on credit approval, though in some cases, a full month’s rent may be required as a deposit. Our leasing team will go over all applicable fees with you upfront—no surprises.

    While we don’t offer formal move-in services, our team is always available to provide guidance and support to make your move as smooth as possible.

  • Are there any restrictions on decorating or modifying the apartment?

    We want your apartment to feel like home, so feel free to decorate using temporary, non-damaging methods. Permanent modifications (like painting walls or installing fixtures) aren’t allowed unless approved as a reasonable accommodation request.

  • How long does it typically take to receive the security deposit refund?

    Security deposit refunds are processed within 30 days after move-out, as long as all terms of the lease are met. This includes time for inspection and final account review.

Fees and Payments

  • How much is the security deposit, and when is it due?

    The standard deposit ranges from $150 to $300, due at move-in. In some cases, a full month’s rent may be required based on credit.

  • Are utilities included in the rent?

    Utilities are not included. Water is submetered, and all other utilities are the resident’s responsibility.

  • Which Wi-Fi providers can I use?

    AT&T is the exclusive internet provider at Corban Discovery.

  • How can I pay my rent?

    You can pay rent through Bilt, our secure online payment platform.

  • Are there other fees, such as monthly amenity or technology fees?

    Yes, our monthly resident fees help maintain convenience-focused services throughout the community. These include:

    • $35/month for valet trash pickup
    • $8/month for pest control
    • $34/month for Fetch package delivery

Parking

  • Is on-site parking available?

    Yes! We offer open parking on a first-come, first-served basis. If preferred, reserved covered parking is available for $50/month, and private garages can be leased for $200/month.

  • Is there an additional fee for parking?

    There is no fee for open parking. Reserved parking and garages are available for an additional monthly fee.

  • Are there any restrictions on overnight guests?

    Not at all! Overnight guests are welcome. We just ask that you be considerate of your neighbors and ensure your guests follow community guidelines during their stay.

  • Are there EV charging stations?

    At this time, EV charging stations are not available on-site. Please check with the leasing team for the most current amenity updates.

    Maintenance requests can be submitted online through the Resident Services portal or by contacting the leasing office.

  • How quickly are maintenance issues addressed?

    Most non-emergency requests are resolved within 24 to 72 hours. Emergency issues are prioritized and handled as soon as possible.
